Renting real estate, zoning?

Im looking to rent a piece of real estate to start a repairshop. There is a "dunn tire" repair shop right next door. I looked online and the property is zoned as "industrial" however I just want to know the best way to find out if this space can be used as a repair shop because I dont want to start renting it out and when apply for business permit then it might say that it is not an approved place. Is there some way to find out if it will be approved before I rent it? thanks
